Moving to the Sunshine State is a dream for many, but as anyone who has made the leap will tell you, living here is a bit different than vacationing here.
Whether you’re eyeing a quiet spread with room for horses in Marion County or a maintenance-free home in an active community like On Top of the World, relocating to Florida comes with a few unique quirks. Before you pack up the moving truck, here are the top things you need to know to make your transition smooth.
Say Goodbye to State Income Tax (and Hello to the Homestead Exemption)
Let’s start with the big financial win: Florida has no state income tax! That means more money stays in your paycheck every single month.
When you buy your primary residence here, you’ll also want to file for the Florida Homestead Exemption. This handy tax break can shave up to $50,000 off your home’s assessed value for property tax purposes. Just remember to update your driver's license and vehicle registration first, as you’ll need proof of Florida residency when you apply with the county property appraiser before the March 1 deadline!
Home Insurance Works Differently Here
If you're moving from out of state, Florida’s home insurance landscape might give you a brief moment of sticker shock. Premiums here are influenced heavily by roof age, construction type, and wind mitigation features. (When shopping for homes, look for features like concrete block construction, impact-resistant windows, or a roof built within the last few years. A 5-year-old roof vs. a 15-year-old roof can mean a difference of thousands of dollars in your annual insurance bill.)
The HOA & CDD Landscape
A huge portion of Florida neighborhoods, especially newer developments and active-adult communities, are governed by Homeowners Associations (HOAs) or Community Development Districts (CDDs). HOAs handle neighborhood standards, amenities (like pools and clubhouses), and common area maintenance. CDDs are local financing districts that build and maintain major community infrastructure (like roads and utilities) through a fee added to your property taxes. Both keep neighborhoods looking beautiful and amenities top-notch, but you’ll want to budget for these monthly or annual fees when figuring out your buying power!
"Location" Means Something Different in Central Florida
In coastal towns, location is all about how many minutes you are from the beach. But in Central Florida, location is about lifestyle and access.
Are you looking for rolling green pastures near the World Equestrian Center, easy access to pristine freshwater springs like Silver Springs, or a golf-cart-friendly community where you can drive to the grocery store? Think about how you want to spend your weekends, and build your neighborhood search around that.
Relocating doesn't have to be overwhelming when you have a local guide in your corner. Whether you’re just starting to explore neighborhoods or you’re ready to start touring homes this weekend, I’m here to help you navigate the process with zero pressure.
