Whether you’re dreaming of a wrap-around porch for morning coffees or a home closer to the city’s best brunch spots, buying a home is a massive milestone. But before you start scrolling through Zillow at 2:00 AM or picking out paint swatches, there’s a bit of groundwork to do.
Think of it like training for a marathon, you wouldn’t just show up at the starting line in flip-flops, right? To make sure your home-buying journey is a sprint and not a stumble, here are five things you absolutely need to do first.
Get Your "Financial Physical"
Before you fall in love with a kitchen island, you need to know what you can actually afford. This is more than just looking at your savings; it’s about your Debt-to-Income ratio. If you’re paying $500 a month for a car loan and $300 for student loans, a lender sees that as money that can't go toward a mortgage. Cleaning up small debts now can significantly boost your buying power later.
Secure a Pre-Approval
In our local market, things move fast. A "pre-qualification" is a nice chat with a bank, but a pre-approval is a verified commitment. It tells sellers you’re a serious buyer with the backing to close the deal. In a competitive neighborhood like ours, having this letter ready is often the difference between getting the keys and getting a "thanks, but no thanks."
Factor in the "Hidden" Costs
The price tag on the listing isn’t the only number that matters. You’ll need to budget for closing costs, property taxes, and the “welcome home” fund (a buffer for that unexpected leaky faucet or the inevitable trip to the hardware store for a lawnmower)
Create a "Must-Have" vs. "Nice-to-Have" List
It’s easy to get distracted by shiny new appliances, but you can always swap a fridge. You can’t swap a location. Ask yourself: Must-Have- A short commute to downtown, a fenced yard for the dog, or a specific number of bedrooms. Nice-to-Have- Granite countertops, hardwood floors, or a finished basement. Distinguishing between the two keeps you focused when the "house hunting fatigue" sets in.
Research the Vibe, Not Just the House
A house can be perfect, but if the neighborhood doesn't fit your lifestyle, you won't be happy. I always recommend my clients visit a potential street at different times of the day. Is it quiet on a Tuesday morning? Is parking a nightmare on a Saturday night? Check out the local parks and see if the nearby grocery store is actually where you want to shop.
