Let’s talk about the hidden costs of buying a home so there are no surprises on closing day.
Most buyers know they’ll need a down payment. What sometimes catches people off guard are closing costs. These typically range from 2–5% of the purchase price and can include lender fees, title insurance, escrow fees, and prepaid property taxes.
For example, on a $400,000 home, that could mean an additional $8,000–$20,000 due at closing. In our local market, where prices have been steady but competitive, it’s especially important to budget for this upfront so you’re not scrambling at the last minute.
Your general home inspection is just the beginning. Depending on the property, you may also need:
Termite inspection
Sewer scope
Radon test
Roof inspection
In competitive neighborhoods, homes sometimes sell above asking price. If the appraisal comes in lower than your offer, your lender won’t cover the difference. That gap may have to come out of your pocket.
This is especially important in our area’s hottest neighborhoods, where multiple offer situations are common. Having a strategy in place before you write an offer can protect you financially.
