A lot of buyers across Central Florida are choosing new construction because it allows them to customize their home and avoid some of the bidding wars we’ve seen in recent years. But building a home can feel mysterious if you’ve never done it before. How long does it take? What actually happens between buying the lot and getting the keys? As a local real estate professional who works with builders and buyers throughout the area, I like to break the process down into a few simple stages.
The first step is deciding where and with whom you want to build.
For example, you might walk into a model home, fall in love with the layout, and then choose your lot within that community. Some lots back up to water or conservation areas, while others may be closer to amenities like pools or parks.
This is also where working with a real estate agent can help. Builders have contracts, upgrade options, and timelines that can be confusing if you’re seeing them for the first time.
Once you’ve picked a model and a lot, the fun part begins: design selections!
Most builders in Florida offer a design center where you’ll choose things like:
For example, a buyer might start with a base model price of $450,000 but add quartz countertops, upgraded tile, and a larger lanai. Suddenly, the final price is closer to $480,000. That’s very normal during the building process, and planning your upgrade budget ahead of time makes things much smoother.
Before construction can begin, the builder must obtain permits from the local municipality. Cities like Ocala and surrounding counties take this step seriously to ensure homes meet Florida’s strict building codes (especially for hurricanes and storm protection).
During this phase, the lot gets cleared, graded, and prepared for the foundation.
This part often takes a few weeks and can feel like nothing is happening, but it’s an important behind-the-scenes step.
Now the house actually starts to take shape.

Buyers are often surprised at how quickly things move once framing begins. In many cases, you’ll go from a concrete slab to something that looks like a real house in just a few weeks.
In Central Florida, most new builds take 7–12 months, though timelines can vary depending on weather, labor availability, and supply chains.
Before closing, you’ll do a final walkthrough with the builder and your realtor. This is where you check that everything matches your selections and note any small fixes.
Once that’s complete, you’ll head to closing just like with a resale home and receive the keys to your brand-new property.
